South Venice is a large, established neighborhood just south of the island, popular for its affordability, generous lots, and freedom from HOA rules. One of its best-kept perks: residents can buy access to the private South Venice Beach via a community ferry, along with a boat ramp on the Intracoastal Waterway.
The area is overwhelmingly single-family homes on sizable lots, many updated, and it remains one of the better values in the Venice market, with pricing frequently in the $300s to $500s. Because it is not deed-restricted, there is room for pools, boats, RVs, and workshops.
The community ferry to the private Gulf beach is the signature draw, alongside Shamrock Park & Nature Center, the Legacy Trail, and close proximity to Manasota Key. It is an easy, unpretentious place to settle in.
